The majority of the time the answer is ‘No’ , planning permission regulations were revised (relaxed) in October 2008. This now means that as long as you comply with a simple set of basic rules you can avoid making a planning application even if you live in a conservation area we generally design our buildings with this in mind and conform to all regulations. There are however, times where planning permission may be required, when you require a larger building or higher building with a pitched roof.

Yes, in every case, most of our garden rooms are exempt from the majority of building regulations. Whether a small one man office or a large annexe building, we consider everything and where a building requires inspection and sign off (mainly with larger buildings) we deal with it for you, engaging with the council or an approved building control contractor to provide all required paperwork.

Generally, there is not a site we cannot build in. All of our buildings are constructed using prefabricated modular panels, which are delivered direct to site in flat pack form: So designed that in most cases they can be carried through the house if necessary.

Our fully trained, professional and highly experienced installation teams will carry out the installation process in a safe and orderly manner with the minimum of fuss and with total respect for your property and its surroundings. On completion the building is thoroughly cleaned and the area tidied, the keys are then handed to you with the building ready to use immediately.

The installation of a Garden Spaces Studio will add significantly to the value of your property. Typically you can expect to recuperate 70% – 90% of the Studio cost on the value of your house, and in certain prime locations even more.

Our are buildings are supplied with a 10 year structural warranty, and an additional 20 year roof warranty: As all our Studios are built to modern house building standards we would expect our buildings to last a lifetime.

It is possible but we don’t recommend it. It is quite impractical due to the damage caused to the building and necessary refurbishment at the other end, prohibitive costs to move on the road and also the insurances required. We design buildings to fit a particular space and when designed and installed correctly they will add most value staying where they are. If you feel you may need to take the garden room with you in the future then inform us so we can price this in our quote and manufacture it with this in mind. ( this can only be accomplished if access is available for a crane )

We would prefer to have a clean site to build but we can clear the site for you before construction takes place, and we can even complete certain groundworks if required. The only clearance work we cannot quote for is the removal of, or works to trees, and the removal of asbestos. Both of these objects will need specialist treatment, so we recommend speaking with and contracting local traders for work on these parts of your project.

Each customer’s requirements are different in terms of positioning, personal preferences and optional extras, but our lead-time from placing the order to starting the build is typically 4-6weeks – even if totally bespoke. Sometimes we have available gaps due to customers postponing deliveries due to holidays etc where the lead-in time could be 2-3 weeks.

Our buildings have extensive highly thermally efficient SIP’s (Structurally Insulated Panels) throughout, this includes both the roof and the floor structures, this means that our studios are between 30 – 40% better insulated than most homes. Usable all year round no matter what the weather conditions are outside.

Firstly tranquillity, being detached from your main living space, perfect for work, also flexibility position your Studio where you want it. Generally you will not need planning permission, or have to meet building regulations either. It will cost less than a house extension, will be completed in a fraction of the time and has a fixed price, so there will be no ‘Extra costs’ from the builders halfway through.

We cannot give exact install times for garden rooms, however, we have guideline timelines for buildings of different sizes, see below:

Up to 25m2 – 2-3 weeks
25m2 – 45m2 – 2-4 weeks
45m2+ – 3-4 weeks

All of our Garden Rooms can be customised to your individual requirements so if the existing position of windows and doors don’t quite suit your site we can alter them to make the best use of the light and views.
